Local insight
Burnsville boomed in the 1960s and 70s on the bluffs above the Minnesota River, and that puts most of its housing at 50 to 60 years old: split-levels and two-stories whose roof edges have been through more freeze-thaw cycles than any component was designed for. Second and third generation gutters are the norm, original fascia behind them still common.
The bluff terrain makes drainage a three-dimensional problem. Split-level homes on slopes send roof water past two or three levels of siding before it reaches ground that's already tilted. When a corner leaks on a flat lot it stains the mulch. Here it can wet a lower-level wall.
We serve all of Burnsville (ZIPs 55306, 55337), plus Savage, Apple Valley, Eagan, Bloomington and Lakeville.

Burnsville’s southern edge runs along the Minnesota River valley, and much of the city drains toward the river through a network of ponds, wetlands, and engineered stormwater basins. Homes near Crystal Lake, Keller Lake, and the Burnsville Center area sit on clay-heavy soils with limited natural drainage. When gutters overflow or downspouts discharge too close to the foundation, the water pools — and clay soil holds it there.
Properly sized seamless gutters with 3×4 downspouts and long extensions (6–8 feet from the foundation) are baseline requirements in Burnsville, not upgrades. Homes with walkout basements on slopes toward the river valley need even more attention to downspout routing.
Burnsville’s single-family housing stock has a median year built of 1976 per Census ACS data — the oldest of the Dakota County suburbs. Ramblers and split-levels from the 1960s and 1970s dominate the landscape, and most are now on their second or third roof. The fascia boards underneath have absorbed decades of trapped moisture from leaking gutter seams.
When fascia rots behind the gutter, the hangers lose their grip and the gutter sags — creating low spots where water stands and accelerates corrosion. Fixing the gutter without fixing the fascia is a temporary patch. EAVEX replaces both together: new fascia, then seamless gutters hung on fresh wood with proper pitch.
A 3-tab roof installed on a 1976 Burnsville rambler in 2000 is now 25+ years old. Architectural shingles from a 2005 reroof are approaching the back end of their warranty period. Either way, the next roof replacement is imminent — and that’s the best time to replace gutters and fascia in the same mobilization.
The Building Inspections Department at 100 Civic Center Parkway (952-895-4444) requires permits for roofing and siding. Gutter-only work is not listed as requiring a permit. Burnsville is in Dakota County. EAVEX is licensed under BC808261.
