Local insight
Eden Prairie is built on hills, ravines and creek valleys, and its 1970s-to-2000s housing uses the terrain: walkouts, lookouts, multi-level rooflines stepped down slopes. Water coming off those roofs travels farther and turns more corners than on flat-lot homes, and every extra corner is a place where original gutter systems eventually let go.
Slopes also punish drainage mistakes twice. A downspout dumping at the top of a graded yard sends water along the foundation and down toward the neighbor below. A lot of our Eden Prairie work is not the gutters themselves but where they discharge: extensions, buried drains, splash control on grade.
We serve all of Eden Prairie (ZIPs 55344, 55346, 55347), plus Minnetonka, Chanhassen, Bloomington, Edina and Shakopee.

Eden Prairie contains 19 lakes, four creek systems (Purgatory, Riley, Bluff, and unnamed tributaries), and more than 1,000 wetlands and stormwater ponds. The Riley-Purgatory-Bluff Creek Watershed District manages this network, and the Minnesota River forms the city’s southern boundary. That density of surface water means a high water table across much of the city — and zero margin for gutter failure.
When a gutter overflows or a downspout discharges too close to the foundation, water doesn’t percolate away — it saturates already-wet clay soil and pushes against the basement wall. Properly sized 5- or 6-inch seamless gutters with oversized 3×4 downspouts and long extensions are essential in Eden Prairie, not optional.
Eden Prairie’s median year built is 1988 per Census ACS data. The city’s growth peaked in the 1980s and 1990s, producing split-levels and two-story homes with attached garages on wooded lots. Tree canopy averages 41.0% per Met Council Growing Shade 2021 data, with pockets near Staring Lake and Riley Lake exceeding 59%.
At 35+ years, the original builder-grade gutters on these homes have outlived their rated lifespan. Split-level transitions — where the roofline steps down and changes direction — are where sectional gutters fail first: joints open, water concentrates, and fascia rots behind the gutter where you can’t see it.
Eden Prairie’s Building Inspections Division requires permits for roofing and siding projects — any work affecting a “permanent weather-resistive surface.” The division is at Eden Prairie City Center, 8080 Mitchell Road (952-949-8342). Permit applications go through the ePermits (LOGIS) online portal.
Gutter-only work is not listed as requiring a permit. Eden Prairie is in Hennepin County. EAVEX is licensed under BC808261.
